What is a QR (Quick Reference) Code?

It is a mobile phone readable barcode which you scan with your mobile to instantly access our website for more about the property that you are interested in.

At Professionals Caboolture/Morayfield we are utilizing this new technology to help promote and market your home for sale. (On our window cards you will see this square shaped barcode). Once you have the barcode reading application installed on your mobile you will be able to scan and immediately open the property on your mobile browser – it’s that easy!

So how do I get the Application on my mobile?

I-nigma will automatically identify your handset type, download and install – it’s one of the most popular QR Code reading applications and it’s FREE!

There are many reasons to renovate, but two obvious ones are to add value to your property and to make it easier to entice renters if you are an investor.

Basically, renovating is a phased process. First you need an idea and a budget. Depending on your circumstance, structural renovations can cost anywhere from $1300 per square metre to over $3500 per square metre. It is always a good idea to consult a professional to find out if your renovation will actually add more value than the potential costs.

The next step is the disign phase where professional help is nearly always required. You can choose between an architect and a draftsman.

Once the plans are drawn up you need to deal with your local council, since structural changes require their approval. This includes submitting complex drawings and elevations along with auxillary reports like environmental, heritage and even tree reports. Once your development application has been approved, most councils will also require a construction certificate for building work to begin. Then you will need to regularly confer with the builder to sign off on all stages of the job. If you engage a design professional, they can be employed to oversee this stage of the project.

The final phase is when construction is completed whereupon you must get an “occupation certificate” to verify that the works are satisfactorily completed and that the property can be occupied.

The Professionals offer tenants rental payment facilities 24 hours a day via internet banking and also across the counter payment in our office.  Our office is open seven days a week.

Tenant Sourcing

Internet advertising on Professionals website and realestate.com, also in-house brochures aid in providing your property for lease.  We have a strict screening process to minimise the risk of your investment and cash flow, this is carried out prior to the tenant approval and discussed with the Owner prior to acceptance of any application.

Management and Maintenance

Routine Inspections are conducted every three (3) months with inspection reports and photos sent to owners in addition to entry and exit condition reports to ensure the tenant is maintaining  the property to our standards and identify any other maintenance issues that may be applicable.  Experienced pre-selected trades people ensure speed of repairs and quality of work is to a high standard.
